OVERALL RESPONSIBILITIES

As Facilities MEP Engineer
•Working as a pivotal role in facility service operations across all existing shopping mall, residential & commercial properties for planning and implementation of new processes and procedures for facilities operation & maintenance.
•Responsible for delivery of diverse programs, services and agreements, and provide strategic direction and leadership to facilities teams (in-sourced and extended workforce) who oversee both building operations (repairs and maintenance, MEP, ELV, etc.) and manage the daily operations of the site (housekeeping, physical security, EHS, etc.).
•Responsible for preparing & implementing SOP, check list, scope of work for facilities operation & maintenance across shopping mall, residential & commercial properties.
•Responsible for preparing & implementing of PPM and ensured of all equipment maintenance is performed on schedule and as directed in the OEM’s Preventative Maintenance Checks and Services (PMCS) schedule.
•Supervising a team of engineers and maintenance technicians to maintain, operate, diagnosing, analyzing and repairing facilities equipment including: Electrical, HVAC & ELV system.
•Responsible to minimize and plan downtime as well as expedite downtime by constantly reviewing facility operations and maintenance routine e.g. repair & maintenance of facilities MEP equipment e.g Electrical HT/LT, HVAC, Chillers, standby generators and minor civil works.
•Responsible to identify and manage risks and opportunities in coordination and liaison with HSE & security team, all the facilities building maintenance i.e. fire protection systems, within allocated budgets with minimal to no disruptions of daily 24/7 operation.
•Responsible to review technical reports providing information on systems malfunctions, troubleshooting and recommendations for repair.
•Ensure all operations are executed with highest level of planning and safety to prevent injuries and downtime.
•Responsible for overseeing and effective execution of fit out work by obtaining of all clearances, approvals, permissions from operation & consultant by coordinating with higher management.
•Responsible for contract negotiations with vendors in support of facility maintenance and repair and point of contact for contractual issues related to the day-to-day running of the facilities operation.
•Point of contact for all the maintenance and AMC Vendors and for all occupants. FM will coordinate with all Vendors for the required Operations and will liaison between Management and Vendors.
•Developed & established MIS reports for facilities department and necessary management reporting includes monthly BTU, Electricity, Gas billing to tenants.
•Responsible to completes all facilities related reports accurately and on time following the management instruction and complied to local guidelines
•Review performance of Housekeeping, Maintenance and Security Services to ensure provide the best possible customer experience.
•Organizing, leasing and participating meetings with Consultants, Contractors, any 3rd party suppliers and internal stakeholders like tenants, colleagues who are contributing facilities operation progress, control quality and EHS.


As Deputy Property Manager
•Make periodic inspections of the building and equipment to determine if janitorial, security and other services are adequate and whether repair work is needed; reviews safety and security equipment and procedures for adequacy.
•Assign and reviews work of subordinates, gives instructions, maintains discipline and resolves difficult maintenance and security/safety problems
•Overseeing the inventory, repair and maintenance.
•Analyze / recommend solution on the complaint analysis.
•Supervise the staff involved in performing the functions of the assigned units.
•Develop and establishes policies and objectives consistent with those of the organization to ensure efficient and safe operation.
•Responsible for overall upkeep of the site to high standards of operations, maintenance.
•Periodic review / amend checklist, operation steps, spares parts consumption analysis.
•Co-ordinate with OEM for service obligation as per AMC & in case of breakdown of system.
•Ensure all safety guidelines/ requirements are adhered by team members/vendors.

•Conduct formal monthly meetings with sub-contractors.
•Preparation of Daily, Weekly and Monthly reports for client as per the prescribe format.

As Shift Engineer MEP
•Accountable for the operation and maintenance of Electrical, Mechanical and plumbing system for Al Maktoum International Airport Dubai.
•Involved in managing, supervising and executing Mechanical Electrical and plumbing works within set time frames and efficiency
•Handling electrical system of 11KV / 400V substation includes H.V, M.V, L.V equipment’s switchgears & MCC (motor control center), transformers & generators with control & protection
•Maintaining the Mechanical system of FCU, CRAC, Package, Split Unit, AHU cold storage and freezer with BMS interface with an effective operation & maintenance with cost saving
•Responsible for plumbing network system for portable drinking water & firefighting system
•Rendering support services and monitoring extra low voltage system CCTV, Security Control System, Baggage Handling System for airport operation
•Regularly communicating with the Supervisors/Technicians and ensure that schedule and corrective and reactive tasks are executed with allocated time frame
•Conducting audit and review the PPM planner, providing suggestions as and when required
•Review of the utilization of a Computer Aided Facilities Management (CAFM) application (Maximo) and BMS modern day techniques for receipt, evaluation and generation of work orders and reports
•Review of FM reports but not limited to (spares &inventory, critical spare, project report tracker, system status report, manpower status report) and provide recommendation and correction as and when needed.


As Assistant Manager MEP Operation & Maintenance
•Spearheading and managing various activities such utilities equipment / system including electrical HT / LT, HVAC, BMS system, water treatment systems, plumbing, carpentry and handling contractors workers, spares inventory
•Supported management decision process by ensuring and completing various management information (MIS) related to performance & development
•Effectively communicated and managed various management timelines, processes and methodologies with staff including BMS operators, electricians, HVAC operators, and vendors
•Rendered support services with inputs data and generated daily, weekly & monthly reports, MIS, MMR, incident report on various issues & activities
•Adroitly organized and involved in the cost cutting management, followed up for action taken
