A leading Company in Kingdom Of Bahrain is currently seeking skilled and experienced Facility managers basically from High rise buildings. The Facility Manager is responsible for overseeing the day-to-day operations, maintenance, and management of building facilities. This role ensures that all systems and services, including HVAC, electrical, plumbing, fire safety, security, and cleaning, are efficiently managed and maintained. The Facility Manager will work to ensure the safety, security, and comfort of tenants/residents, while also maintaining high standards of service, cleanliness, and compliance with regulations.
1. Oversee the day-to-day operations and maintenance of the building's core systems, including HVAC, electrical, plumbing, fire safety, security, and vertical transportation (elevators, escalators).
2.Manage and supervise maintenance staff and contractors to ensure all systems are operating efficiently and effectively.
3.Develop and implement preventative maintenance programs to reduce downtime and ensure longevity of all building systems.
4. Respond promptly to tenant/resident requests and resolve maintenance issues, ensuring high satisfaction levels.
5. Oversee cleaning and janitorial services, ensuring high standards of cleanliness and hygiene in all areas of the building. Manage cleaning staff or contractors, specify cleaning protocols, and monitor performance.
6.Manage security personnel and systems, ensuring the safety and security of tenants/residents and the building. Oversee access control systems, CCTV monitoring, and emergency response protocols.
7.Oversee landscaping and grounds maintenance to ensure the exterior areas of the building are well-maintained and aesthetically pleasing.
8.Manage waste collection and disposal services, ensuring compliance with environmental regulations. Implement pest control programs to maintain a pest-free environment.
9.Manage concierge or reception staff to ensure professional and courteous service to tenants/residents and visitors. Coordinate tenant/resident services, such as move-in/move-out assistance and event planning.
10.Develop and manage the annual operating budget for the building, encompassing both hard and soft services. Control expenses and identify cost-saving opportunities.
11.Negotiate contracts with vendors and service providers. Select, supervise, and evaluate the performance of contractors and vendors for all services.
12.Ensure all work is completed to a high standard, within budget, and according to safety regulations. Monitor service delivery and performance.
13. Implement and enforce safety and security procedures, covering both physical security and operational safety within the building.
14.Address tenant/resident concerns and complaints promptly and professionally, including issues related to soft services.
15.Maintain accurate records of building operations, maintenance activities, expenses, and service delivery. Prepare regular reports for management on operational status and key performance metrics.
16.Develop and implement emergency response plans that encompass all aspects of building operations and tenant/resident safety.
Qualifications:
Bachelor's Degree, Diploma, or Technical Certification in Engineering (Mechanical, Electrical, or related field) or Facilities Management.
Proven experience as a Facility Manager, preferably in a high-rise, commercial, or residential building environment.
Strong knowledge of building systems and maintenance practices, including HVAC, electrical, plumbing, and security systems.
Excellent leadership, communication, and interpersonal skills.
Ability to manage budgets, control costs, and identify cost-saving opportunities.
Must have a valid Bahrain or GCC driving license.
Strong organizational and problem-solving skills.
Ability to work effectively under pressure and manage multiple tasks simultaneously.
High level of attention to detail and commitment to delivering high-quality results.
